Recent Trends in Real Estate

As we delve into a new year, we’re seeing mostly positive signs in real estate. The South Florida real estate market has grown significantly since the end of 2011. New Listings were down 7.9 percent for detached homes and 10.8 percent for attached properties. Pending Sales increased 37.5 percent for single-family homes and 18 percent for townhouse-condo properties. The Median Sales Price was up 5.3 percent to $129,000 for detached homes and 18.8 percent to $95,000 for attached properties. Months Supply of Inventory decreased 41.9 percent for single-family units and 45.8 percent for townhouse-condo units.

In January 2013 there were 2,813 closed sales on single-family homes, an increase of 17.7 percent from 2012. The average cost of a single-family home was $214,500, a 21.9 percent increase from 2012. The sale of townhomes and condominiums are also on the rise. In January 2013 there were 3,187 closed sales, which was an increase of 4.3 percent from 2012. The median cost of townhomes and condominiums were $115,000, an increase of 27.8 percent from 2012.

The trends in real estate sales continue to rise. As of July 2013 there were 4,020 closed sales on single-family homes, an 11.7 percent increase from 2012. The numbers of townhomes and condominiums closed sales were 3,190, a decrease from 2012. Despite the reduction in sales of townhomes and condominiums, the average sales price of a townhome or condominium was 134,000, an increase of 26.4 percent from 2012.

South Florida’s Business Journal reported that second quarter median condominium sale prices rose 27.5 percent over last year. Single family home prices rose 20.5 percent. The attraction of new opportunities and improved amenities offer huge incentives for Europeans and South Americans to purchase homes in South Florida.

Incentives are being fueled by a resurgence of new construction once again. Robin Ronne, managing director of the Greater Fort Lauderdale Alliance’s CEO Council joked that the return of “Florida’s unofficial bird, the building crane—has been sighted in Fort Lauderdale;” where major residential projects are under way.

To quote the e-zine Big Boats, Big Business, Bright Future, “those cranes also have descended upon two of the most powerful economic engines in the county even the regions: Port Everglades and Fort Lauderdale-Hollywood International Airport. The seaport is undergoing a dramatic overhaul, with new berths, dredging and infrastructure improvements to accommodate cruise and container ships alike, including the new Panamax vessels expected to begin traversing the Panama Canal in 2015.”
